Determine Scope of Work
We meet with the architect an the project
at the job site to review their needs and help formulate the
most cost effective scope of work.
Cost Estimate of GMP
Based on the
preliminary documents and outlined scope, we begin to
acquire sub bids and provide an estimate to cover the
complete job with all anticipated costs. This
will then be basis for guaranteed Maximum Price (GMP).
Cost Analysis
We review the subs' quotes and other cost
with the owner to determine the best value for the project.
Schedule or CPM
We generate a project schedule, or CPM,
with time required for completing construction documents, to
permitting, and final completion. We utilize Primavera
SureTrak for tracking and updating this schedule on a
regular basis.
Permitting
We work with the owner's rep to analyze
permit review comments, and coordinate with the architect to
finalize permitting.
Progress Meeting
As the project progresses, we hold
regular progress meetings both with the owner and the subs
to make sure we are on budget and schedule.
Pending Changes
As changes in scope of work are being
made by the owner and the architect, we provide the owner
with impacts on cost, schedule and options for proceeding
with the changes.
Direct Buy Tax Savings
We coordinate direct buy tax savings when
allowable.
Closeout
We complete "As-Built" drawings and
compile an O & M manual with submittals, warranty letters,
and consent of surety.
